Aluminium Loft Ladders — from £175 + VAT
Aluminium ladders are lightweight, durable and cost-effective, ideal if you need straightforward access for occasional use, such as retrieving seasonal storage. All aluminium ladders are supplied with an operating pole for ease of use.

Domestic Concertina Loft Ladder |

The two and three section ladders both have a working load of 150kg (23.5 stone). The three section version includes a handrail and reaches a higher floor-to-ceiling level, making it the better choice if your ceilings are on the taller side.
The domestic concertina is a spring-assisted ladder that stores completely within the loft opening, no extra clearance needed inside the loft itself, with deep, wide treads and adjustable height to suit a wide range of homes.
Note: these prices are based on installation into an existing loft aperture. A new hinged-down loft hatch can be added if needed — see our Loft Hatches page for details.
Timber Loft Ladders
Timber ladders are the better choice if your loft gets regular use — a home office, a children's playroom, or frequent storage access. Both options have deep non-slip treads and available handrails, and are built for consistent, everyday use.

Both timber ladders include the loft hatch cover and timber lining, a fully insulated hatch cover with draught excluder, a pre-painted finish, and a grab handrail. The four section version requires less swing space on the landing — useful if your hallway or landing is on the smaller side. Both have a working load of 160kg (25.1 stone) and are available in multiple sizes.
Concertina Loft Ladders
Concertina ladders are heavy-duty, die-cast aluminium units that are easy to operate and store within the loft opening, so no additional space inside the loft is used. Both options below are made-to-measure, provided as an integrated door and thermally insulated frame.

The wall access ladder is designed for floor-to-ceiling heights of 2.5m to 3.8m, is counterbalanced for ease of use, and has an optional telescopic handrail. The commercial concertina is suited to properties with higher ceilings and more demanding access requirements.
Automated Loft Ladders
For the ultimate in loft access, our automated stairway operates at the press of a button, no pulling, lifting or pushing required. It's built from premium beech hardwood, features deep non-slip steps with handrails on both sides, and operates quietly at just 30 decibels.
It handles ceiling heights up to 3.5m, has a working load of 225kg, and includes a battery backup for over 15 movements during a power cut. It can even be controlled via smartphone or tablet with a Bluetooth adapter.
This is an excellent solution for anyone converting their loft into a regularly used living space — a home office, gym, or hobby room.

What Else Affects the Cost?
Hatch enlargement
If your existing loft hatch needs to be enlarged to fit your chosen ladder, we include this within our installation price — there's no separate charge for it.
No existing hatch
If there's no hatch at all, we'll create the opening as part of the installation. This is something we'll assess and quote for during your survey.
Accessories
A few add-ons are worth considering at the same time as your ladder installation:
Loft Balustrade — a timber surround inside the loft for support when exiting: from £165 + VAT
Loft Grab Rail — a 900mm steel rail inside the loft for safe entry and exit: from £119 + VAT
